Many people want to purchase homes and properties backed by a mortgage loan. Others want to place their house as collateral for obtaining the cash that they direly need. However, with many people seeking for home loan or mortgage loan, there are also other people preying on them. Scam can also happen in mortgage loan. There are lending companies that can take advantage on people that are badly in need of a mortgage loan. They target people with bad credit report, the minority, the elderly and people that are not well-informed.

The question is: Why do predatory lenders target those that can hardly afford to buy a mortgage loan? The answer: They can foreclose the property that is on collateral. They can sell the foreclosed property and profit from it. Check first the fee structure of the seminar and know the institution that organizes and promotes it. Check the credibility status of the organization by consulting the Better Business Bureau or other organizations that can provide information about this matter.

Slight-of-hand Signings

There are lenders or agents that want to rush you to sign the loan documents without fully reading
the contents. Be aware of this as the unwittingly signed documents may be baits for you for future loan problems. It is important not to be hasty in signing documents just to get a loan. Read the documents carefully. Make a point that you can raise questions whenever you find one doubtful or less clear. Take your time in remembering certain points that are of great importance to you.

Reconveyance Racket

You transfer the real property to a business or individual who offers to buy it from you and sell it back once you are able to get the finances to recover it. This scenario is called reconveyance. There are legitimate companies that offer this kind of service. But be aware of scammers as you may encounter problems in retrieving your home. To avoid this, you have to make sure that the business you deal with is legitimate and credible.

Sign over deed

This happens when someone offers you a help in avoiding foreclosure. He encourages you to sign over the deed of your property to him insisting that the measure is only temporary to avoid foreclosure. This is a scam as it is only a way for him to make your property collateral to his loan. Don't trust anybody if what is in line is a legal property such as your deed of home ownership.

Hidden Balloon Payment of Mortgage Term

This is perhaps one of the most common. A lender offers you to avail of refinancing term to avoid foreclosure. Without your knowledge, you suddenly encounter problems at the end of the mortgage term wherein it demands you to pay lump sum balloon payment. Balloon payment is characterized by having a lower monthly payment during the first few years of the mortgage term and then the monthly payment rises up in cost during the remaining periods of the term. If you are unable to pay the high price of the monthly payments during the remaining years, it is most likely that you are going to give up your property.

It pays to make a business with a reputable lender. But it is also important to be credible in obtaining a mortgage loan.
