So you have settled on a few neighborhoods for your home haunt.  It’s now time to choose a number of homes to inspect.  It will be helpful to have a “wish” list to remind you of the features that are your ultimate requirements, as well as the amenities that you would want it to have if possible.  In order to narrow down the search, you’ll need to consider four guidelines –type of home, buying considerations, comparison chart, and what to do after finding the perfect home.

 
Type of home
Apart from single family homes, there are other different types of home ownership that you can select from.  This includes multifamily homes, condominiums, and co-ops.

Multifamily homes
There are some buyers, especially first-timers, who choose to start with multiple family homes.  This enables them to have a rental income that helps in their costs.  Lots of mortgage plans, including FHA and VA loans, may be utilized for buildings having up to 4 units, if a buyer intends to live in one of the units.

Condominiums
Owning a condo is similar to owning a single home.  However, one also owns some percentage of “common elements” such as the sidewalks, roofs, staircases, and the like.  There are monthly fees for your share of the insurance and taxes on these elements, on top of the maintenance and repairs.  A “homeowners association” runs the developments.

Co-ops
In some cities, co-op apartments are quite common.  With this type of home, you only purchase shares from the corporation owning the building, and you get a lease to your apartment.  The board of directors supervises the management of co-op apartments.  Monthly fees include your share for the total mortgage of the building.

Purchase considerations
The first consideration for most home buyers after they’ve chosen the neighborhood and type of home they want is the home’s number of bedrooms.  When you start viewing homes, remember these “purchase and resale” factors:

Balance your budget, personal taste, and needs in deciding whether to get a newly constructed house, or a “fixer-upper” home, or an older home.  Keep in mind that one-bedroom condominiums are harder to resell compared to two-bedroom ones.  A single house with two bedrooms and one bath usually has lesser appeal compared to single homes with three or more bedrooms.

Homes that have “curb appeal”, which means it has an attractive, charming, and well-maintained front view, is usually very easy to resell.  When resale in the future is a big possibility, do not get the most expensive home on the street, or a home that’s unique or unusual.  A good investment potential is usually found in inexpensive, and more reasonably sized home.

Comparison chart
While you’re house-hunting, it’ll be good to make notes on the thongs you see, as viewing a number of houses can turn out to be confusing.  Make a “home comparison chart” to assist you in keeping track of the search, organize your opinions, and write down your impressions.
