Before you contact a real estate agent or an appraiser, it may be significant to make an accurate survey of the land. The first person you probably want to communicate with is a surveyor. Land surveyor can provide you the detail of the measurement of the land you want to put on sale and the boundaries of the property.

You may also have to know the zoning of the land you want to sell. This will provide you the knowledge of the identification of the land, the limits and the purpose or purposes the property is intended for based on the zoning developed by the local government where it has jurisdiction over your property.

You may also conduct testing of the land features. Soil test, water test and perk test may be performed. It might be advantageous on your part if you could support the plans the potential buyers might have on the property you want to sell. Based on the test results, you may comment or give suggestions whatever plans and purposes of the potential buyer on your property.

It is also important for you to know the property tax. Being a landowner, you may be burdened to make annual contribution to the local government for your property. You may find property tax information on the local courthouse or the local government office.

After you are given with the idea of the features, boundaries, zoning and tax matter of your real property, it is significant to know its value. You can contact an appraiser to do the appraisal job and to give you an opinion of value of the land. If you want another opinion in terms of price, you may make an arrangement with a real estate agent. The agent could determine for you the asking price of the land based on different factors.

What the appraiser and real estate agent can provide you are opinions. The opinion of value and opinion of price are clearly different. Both parties may give you varied amounts. Based on the opinions, you can determine the price that you want to offer for potential buyer.

Advertising may be the next step for you to undertake. You may put a ‘lot for sale’ sign on the site. You can also post the offer in classified ads on local or national newspapers or on the Internet. During your marketing campaign, would it be nice to make your land more attractive and marketable?

Similar to a clean and beautifully painted house that can draw guests, a property such as land can be attractive to potential buyers if it is nice to look at. It may require you though to spend for the beautification of the property but it is always possible for you to pass the cost to the buyer.

You may turn the land plain or you may plant Bermuda grass. It may be better to transform the property for sale into a lawn and less of a dumpsite. But if you can’t afford for the beautification of the land, it is always possible for you to make it less than a garbage site.

You may put fences or walls to mark the boundaries of the property. This could help you against those that intend to squat on your property.

The price you want to set for your property may depend on the kind of land buyer. It would be important for you to set a bracket of the land price that you want to offer. That can be a helpful tool when it comes to price negotiation with potential buyers. If you need immediate cash, you can offer the land inexpensively. But if you want to benefit from constant cash flow for several years, you can offer the land on installment with interest.

Selling land is deemed a legal transaction. When you reach an agreement with the buyer, make it sure that the final transaction involves signed papers. You may be responsible for the furnishing of papers in land selling transaction. It is important to have witnesses during the final transaction and turnover of the land to the buyer.
